Cyprus Golden Visa
The Cyprus Golden Visa consists of a permanent residency by investment program launched in 2013 for non-EU nationals. Investors can obtain indefinite permanent residency in Cyprus by choosing one of four investment options. This is a visa and should not be confused with the Citizenship by Investment program which has been discontinued since 2020. It is worth noting that Cyprus became a full member of the European Union in 2004.

Income requirements In addition to the investment, the applicant must also demonstrate a reliable annual income from abroad of €50,000. If the applicant wishes to bring a spouse, the annual income is increased by €15,000 (the spouse's income can be included in this amount); if the applicant wishes to bring dependent children, the income is increased by €10,000 per child.
There are some verification requirements for the investor’s visa. Every year (yearly), you should submit evidence that you maintain your investment, as well as proof of health insurance for yourself and your family. Every three years, you should submit the following criminal records for yourself and your family in the country of origin and the country of residence. In addition, you may not obtain permanent residency abroad, nor may you be away from Cyprus for two years. In either case, you lose your permanent residency.
In addition to the required investment, there are other fees for the Cyprus Permanent Residence by Investment Program, including government fees, Citizenship by Investment professional fees, document certification (if applicable), courier fees and other minor expenses. Investment Types and Costs
In addition to one of the three investment options, the investor must demonstrate an annual income of at least €50,000, with an additional €15,000 per year for a spouse and an additional €10,000 per year for each dependant. A spouse's income (if any) may be taken into account and may include wages, salaries, pensions, dividends, term deposits and rental income.
Option 1:
Golden Visa real estate investment entails the purchase of a new residential property or resale commercial property from a developer. The investment must be made in full with foreign funds and may not be acquired or borrowed in Cyprus.
Residential property: minimum €300,000 plus VAT (5% to 19%)
Commercial property: minimum or €300,000 plus 19% VAT
Option 2:
Shares in a Cyprus Company : Purchase shares or set up a Cyprus company and invest in share capital. The company must be domiciled and operated in the Republic of Cyprus and have a proven physical presence and at least five (5) employees.

Option 3:
Cyprus Investment Fund Shares: Shares in Cyprus Investment Funds in the form of AIF, AIFLNP, RAIF: Minimum EUR 300,000
